Rules accurate as of November 2026

Quick answer

Online calculators are useful, but they have to guess. As Christopher says, you may not know your exact interest rate, whether your loan has mortgage insurance, or what your down payment will be. Taxes, insurance and HOA dues also vary. Use online estimates as a rough guide, then ask a loan officer for numbers based on your credit, your loan type and the home’s actual costs.

Rules on this page were checked on November 5, 2026 against CFPB guidance. Program terms are subject to agency and lender guidelines and may change, and individual lenders can set stricter rules.

## When your heart and your pocketbook don’t match

**Transcript:** Zillow's got you again, do they? Where you went and you saw a house and you really like it, you've fallen in love with it, and then you went to go talk to the bank to be able to determine what's my payment. And now your heart and your pocketbook don't match. So that's the reason why it's always important to try and talk to a lender first and then go look at houses to be able to establish what can I comfortably afford and what's my price range. Just because you can afford a million dollar house doesn't mean necessarily that you want a million dollar house either. So there's both ends of the spectrum. So if you want to buy with confidence, buy with Valor.

## What might an online estimate get wrong?

| Item | What the site may assume | What can change it |
|---|---|---|
| Interest rate | A sample rate or market average | Your credit, loan type, down payment and the day you lock |
| Down payment | A preset figure | What you plan to put down, and your program |
| Mortgage insurance | May be low or left out | [Your loan and your down payment](https://valor.mortgage/answers/what-is-pmi/) |
| Property taxes | An estimate or the seller’s current bill | Local rates, and the assessment |
| Homeowners insurance | A rough average | The home, location and insurer |
| HOA dues | May be missing | The actual dues for that neighborhood |

General examples of how online estimates can differ. No specific website’s method is described here.

That doesn’t mean online tools are wrong. They just can’t know your details, so treat the result as a starting point. See [everything a payment includes](https://valor.mortgage/answers/what-is-included-in-a-mortgage-payment/).

## How can you make an estimate more useful?

1. Enter your real down payment, not the default.
2. Look up the home’s tax bill and any HOA dues.
3. Get a quote for homeowners insurance on that address.
4. Ask a loan officer for a rate and mortgage insurance figure based on your own file.
5. Check your numbers with our [Tennessee mortgage calculator](https://valor.mortgage/mortgage-calculator/), which estimates property tax by address or ZIP code.

## What number should you start with?

Start with the payment you’re comfortable with, not only the price. As Christopher says, just because you can afford a million-dollar house doesn’t mean you want one. Our [affordability guide](https://valor.mortgage/how-much-home-can-you-buy/) explains how lenders work out what you can borrow, which may be more than you want to spend.

## When do you get real numbers?

- **From a conversation:** a [prequalification](https://valor.mortgage/answers/prequalification-vs-preapproval/) gives a ballpark.
- **From a pre-approval:** your credit and documents are reviewed.
- **From a Loan Estimate:** a lender gives you a standard form with projected payments after you apply. You can compare it with other lenders’.
- **From a Closing Disclosure:** you see your final terms and costs at least three business days before closing.

### Online calculators are helpful, but they don't tell the whole story

All right. So when you go online, you're looking to be able to figure out what your payment might be. It's oftentimes that you use an online calculator. Those online calculators are helpful, but they may not always be a hundred percent accurate because you may not know what your exact interest rate is. You may not know if your product has mortgage insurance. You may not know if you're going to be putting a down payment or not. So they're used as a good guide or to gauge where your payment might be. But I would highly encourage you to talk to a loan officer myself to be able to get a rough idea of what that true payment could look like. So when you're looking to buy, buy with confidence and buy with Valor.

## Online estimate FAQ

### Are Zillow mortgage calculators accurate?

They can be a helpful guide, but they depend on assumptions. Your actual rate, taxes, insurance and mortgage insurance may differ, so confirm with a lender before relying on the number.

### Why doesn’t the listing show my actual payment?

A listing doesn’t know your credit, down payment or loan program. Taxes shown may also reflect the current owner rather than a new assessment.

### Should I talk to a lender before making an offer?

Yes. It’s better to confirm your numbers before you make an offer. See [why a pre-approval comes first](https://valor.mortgage/answers/should-i-get-pre-approved-before-looking-at-houses/).
