Quick answer
A prequalification is an estimate based on what you tell a loan officer about your income, credit and debts. A preapproval comes after the loan officer has pulled your credit and reviewed documents like pay stubs, tax returns and bank statements. A preapproval carries more weight, but it isn’t a final approval or a commitment to lend. The home still has to appraise and underwriting verifies everything again.
Rules on this page were checked on against Valor Mortgage’s own pre-approval process and CFPB guidance. Lenders can use these terms differently. Program terms are subject to agency and lender guidelines and may change, and individual lenders can set stricter rules.
Pre-qualified versus pre-approved
Transcript: One of these things are not like the other, one of these things just doesn't belong. You're all familiar with that: pre-qualified versus pre-approval, right? The difference between those two is someone can call me up and give me basic information and say, hey, this is my income, this is my credit score, this is how much I owe in other debts. Then I can turn around and share with them a pre-qualification of, I think you would qualify for X. However, once I see their bank statements, their tax returns, their pay stubs, all of that fun jazz, have accessed their credit, then I'm going to give them a pre-approval and say you're eligible to purchase up to X amount. So if you're wanting to buy with confidence, buy with Valor.
Some lenders use these two terms differently, so ask what was actually reviewed. A pre-approval is not a commitment to lend.
How do the two compare?
| Prequalification | Preapproval | |
|---|---|---|
| Based on | What you tell the loan officer | Your credit, income and asset documents |
| Credit pulled? | Often not yet | Yes |
| What you learn | A ballpark of what may be possible | The price and loan type you can shop with, subject to underwriting and the property |
| Best for | Early planning, before you are ready to shop | Touring homes and making offers |
How this works at Valor Mortgage. Other lenders may define these terms differently, so ask what was actually reviewed before you rely on a letter.
Which one do you need first?
A prequalification is a good first step if you are months away or unsure what is possible. It can start with one conversation. On WSGI’s One Street Over, Christopher described it this way: get a ballpark first, see what that buys, and move on to pulling credit and verifying everything when you are serious. Listen from 23:01.
Once you are ready to tour homes, get pre-approved. It tells you your real price range, and our first-home guide explains why it makes your offer stronger.
What documents do you need for a preapproval?
For a typical wage earner, Christopher’s list is:
- Your last 30 days of pay stubs
- Your last two years of W-2s
- Two months of bank statements, all pages
- Two forms of ID
Sending everything at once is the simplest way to speed it up. If you are self-employed, see what lenders look at instead.
How long does a preapproval last?
Many letters are good for about 90 days, but each document has its own clock. Credit reports and pay stubs age out at different times depending on the program and lender, so your loan officer may ask for fresh documents while you shop. Christopher’s examples in the video and on the radio differ for that reason. Things can also change. Christopher mentions a client who was laid off while under contract, which is why underwriting verifies your file again before closing.
What can go wrong after a preapproval?
- New debt. The CFPB warns that applying for a credit card or car loan during the mortgage process can lower your scores.
- A job change. See whether changing jobs will hurt your application.
- Paying off debt without asking. See whether to pay off debt first.
- The property. The home still has to appraise and meet the loan program’s requirements.

Preapproval gives real buying power — here’s the difference
The difference between a pre-qualification and pre-approval can be very substantial. A pre-qualification can be just a simple conversation of hearing pertinent information towards your scenario, but then a pre-approval is a full-fledged dive into your finances. Pulling your credit, looking at bank statements, looking at tax returns, income statements, but looking at everything that pertains to your financial profile. That way when I write a pre-approval for you, we know that it's worth its weight in gold.
A pre-approval is not a commitment to lend. Underwriting still verifies your file, and the home has to appraise.

How long a mortgage preapproval stays valid and when it needs updating
So how long do pre-approvals last? Pre-approvals are typically good for about 90 days. However, documents tend to expire. Your credit report is usually good for about 60 to 90 days, but your pay stubs may only be good for say 30 to 60 days. So as you go looking for a house, let's say it takes you 30, 60, 90 days to be able to find that house, your mortgage loan officer probably is going to want to refresh documentation. So if you have any questions, feel free to give us a call that you can buy with confidence and buy with Valor.
Document time limits vary by loan program, investor and lender.

Simple preparation can improve your preapproval and speed up the process
So these are the documents that you need to gather for your pre-approval. Your last 30 days pay stubs, your last two years W-2s, two months bank statements, all pages, and two forms of ID. Once you've gathered these together, you'll be set to be able to get pre-approved to buy with confidence and buy with Valor. So give us a call.
Your loan officer may ask for different or additional documents, especially if you are self-employed.
Preapproval FAQ
Is a preapproval a guarantee?
No. A preapproval is not a commitment to lend. The home still has to appraise, and underwriting verifies your income, assets and credit again before closing.
Does a prequalification pull your credit?
It often doesn’t. At Valor Mortgage, a prequalification can start with a conversation about your income, credit and debts, and credit is pulled when you move to a preapproval. Other lenders may handle it differently.
Can you get preapproved by more than one lender?
Yes. The CFPB says you can shop around and get multiple preapprovals and official Loan Estimates. Comparing Loan Estimates lets you see each lender’s terms side by side.
Should you get pre-approved before finding a real estate agent?
Christopher suggests talking to a lender first, so you know what you can afford before you start touring homes. Choosing an agent and a lender are both your decision.
