For most Rutherford buyers the bigger story is the other way round — about two thirds of the county is still USDA-eligible, so zero-down financing reaches places like Rockvale, Christiana and Eagleville inside a Nashville-metro county. 2026 Loan Limits in Rutherford County

Rutherford County is part of HUD’s Nashville-Davidson–Murfreesboro–Franklin metropolitan area — Murfreesboro is in the name. HUD records a median sale price of $895,000 for the metro, which puts every county in it above the high-cost threshold, and because the conforming limit is capped at the same ceiling, FHA and conventional share one number here.

What the high limit means in practice

With a $1,029,250 FHA limit, almost no Rutherford purchase is constrained by the ceiling — FHA’s 3.5% down and flexible credit rules are available across nearly the whole market, including new construction.

The county line matters more than the ceiling. Bedford and Coffee counties to the south are not in the Nashville metro and drop to the national baseline of $541,287 FHA and $832,750 conforming, with lower THDA income caps as well.

Multi-unit limits for Rutherford County in 2026, FHA and conforming alike: $1,317,650 duplex, $1,592,700 triplex and $1,979,350 fourplex. The same limits apply in Davidson, Williamson, Wilson and Cannon counties.

USDA Eligibility in Rutherford County

USDA Rural Development financing offers no down payment for qualified buyers, and unlike VA it is not limited to veterans — but the property has to sit inside an eligible area. Despite Murfreesboro’s growth, about 66% of Rutherford County’s land area is eligible.

Eligible area is only half the test

USDA also caps household income. In Rutherford County the current Guaranteed-program cap is $133,550 for a household of one to four people and $176,300 for five to eight. Both tests have to pass, so run your household against the cap before you commit to the program.

Tennessee assesses residential property at 25% of appraised value. Rutherford County levies $1.8762 per $100 of assessed value everywhere in the county, and each of its four cities adds its own rate on top — from $0.4051 in Eagleville to $0.9526 in Murfreesboro.

Worked example — a $400,000 home

Assessed at $100,000. In the unincorporated county: $100,000 ÷ 100 × 1.8762 = $1,876.20 a year, $156.35 a month.

Inside Murfreesboro: $2.8288 combined = $2,828.80 a year, $235.73 a month. That is $952.60 a year for the city line alone.

Targeted tracts and the $500,000 cap

THDA flags Rutherford County as containing targeted census tracts, where the first-time homebuyer requirement is waived — decided by the specific property address, so a repeat buyer in the right part of the county can still use Great Choice. Cannon County, to the east, is targeted in its entirety.

The $500,000 acquisition cost limit is the other test: the purchase price has to come in under it, so check your price range against it before you plan on Great Choice.

New Construction, Sinkholes, Floodplain and Student Rentals

Rutherford County’s growth, limestone geology and university each bring issues that kill closings late when nobody raises them early.

New construction and HOAs

Much of what is for sale in Rockvale, Smyrna, Murfreesboro and Christiana is new or recently built. Builder contracts, rate locks that have to outlast a build, appraisals with few finished comparable sales, and HOA documents all need planning. A construction loan is the route for a custom build on your own lot.

Sinkholes and karst

Rutherford County sits on limestone, and sinkholes are a known feature of the area. They show up on surveys, inspections and sometimes appraisals. If the property has a depression, a drainage issue or a recorded sinkhole, raise it before you are under contract.

The Stones River floodplain

The East and West Forks of the Stones River and their tributaries carry FEMA special flood hazard areas. A home inside one needs flood insurance for any federally backed mortgage. Check the flood map for the address and get a real flood quote before you are under contract.

Rentals near MTSU

Around Middle Tennessee State University, many homes and condos are rentals. For an investment purchase, a DSCR loan qualifies on the property’s rent rather than your income. Owner-occupied FHA, VA and USDA loans require you to live in the home.
