How do you choose a real estate agent?
- Check the license. Look up any agent on the State of Tennessee’s license verification site.
- Ask about recent sales in your price range and the neighborhoods you’re considering.
- Ask how they write offers in a competitive situation: escalation terms, earnest money, inspection and appraisal contingencies.
- Match their communication style to yours: text or call, and how fast they respond.
- Interview two or three before you sign anything.
How are buyer’s agents paid?
Since August 17, 2024, agents who are REALTORS® have you sign a written buyer agreement before touring homes. It states the services and the compensation, which is negotiable and not set by law. A seller may agree to cover some or all of it, and you can ask for that in your offer; your loan officer can tell you how any seller-paid amount fits within your loan’s limits. See who pays the agent.
What should you do before you start touring homes?
Get pre-approved so your agent knows your price range and can write a competitive offer. If you’re still deciding on an area, see places to buy a home in Tennessee, and once you’re under contract, our list of roofers in Nashville can help with anything the inspection turns up.
Finding a realtor FAQ
Do I need a real estate agent to buy a house?
No, but most buyers use one. An agent finds homes, writes the offer, negotiates repairs and manages deadlines. Without one, you or an attorney handle the contract yourself. Either way, your lender works the same.
Can my lender pick my real estate agent?
No. You choose your agent. A loan officer can share names of agents they’ve worked well with, like this list, but you’re never required to use any of them, and your loan doesn’t depend on it.
Can I work with more than one agent?
Read your written buyer agreement first. Many are exclusive for a set time or area, and you could owe compensation if you buy through someone else. Ask how to end the agreement before you sign it.
What is the difference between a realtor and a real estate agent?
A real estate agent holds a state license to help buy and sell property. A REALTOR® is a licensed agent who is also a member of the National Association of REALTORS® and agrees to its code of ethics.
